FIRST DEEDS OF TRUST

Your investment will be secured by a first deed of trust on real property. You own the note and Deed of Trust that is insured by a title company and recorded in your name as Beneficiary Recorded.

LOAN TERMS

3, 5, or 7 years, each deal can be structured differently. APPRAISAL Appraisals are done by state licensed appraisers and an individual inspection is done by Stockton Mortgage agents to verify condition. We carry a daily inventory of various loans for sale and communication is through your Stockton Mortgage account executive.

STANDARD LOAN PACKAGE INCLUDES:

    1) Cover sheet indicating terms

    2) Credit report3) Appraisal with photos

    4) Preliminary title report

    5) Purchase contract

    6) Short sale agreement

HOW DO I INVEST

    1) Investor Instructions

    2) Funds are deposited to escrow account at Bank of Stockton

    3) Loan documents to title and signed

    4) Funds sent to title company for dispersement to borrower and discharge of prior liens

CLOSING PACKAGE

    1) Check to 1st of month for interest with breakdown

    2) Copy of note

    3) Copy of deed of trust

    4) Copy of insurance certificate

COLLECTION OF PAYMENTS

Borrower makes payments to Stockton Mortgate and funds are then paid to you the investor after a servicing fee deduction.

Sample -- Borrower pays a 12.5% rate and leaves a 11% net to investor. Each check provides you with a complete breakdown of payments and can include multiple loans on one check.

    1) Late notices to borrower

    2) Foreclosure notices

    3) Notice of default

    4) Trustee deed to investor

    5) Monthly payments receipt from borrower

ANNUAL REPORTING OF LOANS

    1) 1098 -- Borrowers statement of interest paid

    2) 1099 -- Earnings of interest paid to investor
